REFUND/RETURN POLICY:

The bulk of the items represented on our website are actually made to order using our unique production systems that allows us to offer you custom items on a "same as in-stock" program. Credit Card Authorization and verification must be received before processing. Should you wish to return an order for reasons other than quality concerns or workmanship issues, there is a 20% restocking fee. This fee is in addition to any shipping and handling costs associated with the order.

RMA Number Required: Please contact customer service for a Return Merchandise Authorization number (RMA number) prior to returning any items. Any unauthorized items sent will be rejected and returned at your expense.

Damage During Shipment: Please report any problems with damage to your goods immediately upon receipt. If you notice obvious damage to any exterior packaging, please try to make a note with the shipper at the time of delivery and ask them to wait while you inspect the goods.

Missing or Damaged Goods: If upon arrival you find your goods to be less missing or in less than acceptable condition, please contact us for repair or replacement of the goods in question before attempting to return any products.

Return Shipping Costs: As part of your purchase obligations, you assume full responsibility for payment of any and all shipping costs related to the placement of this order. Should we find our operations to be at fault in relation to the issue, we will make a determination to shoulder shipping costs on a case by case basis.


SHIPPING POLICY/DELIVERY POLICY:

Shipping Rates: Please disregard rates as charged on your confirmation receipt. There are typically dim weight issues that tend to not be taken into account when billing. You will be invoiced separately at the actual UPS cost to ship your package.

Product Ownership: Due to the expended problem with porch piracy (theft of packages), we cannot take any responsibility for products designated for shipment to residential addresses. Therefore full ownership of product transfers to the buyer upon shipment. Any claims for damage and / or theft is the responsibility of the buyer to pursue through their designated shipping company.

Shipping Time: We strive hard to ship all orders within 1 - 3 business days of purchase. Please allow more time and feel free to call ahead of time for production time estimate on larger orders.

UPS Shipping:
All orders are currently shipped via UPS ground unless otherwise specified. Sorry but we cannot ship to P.O. Boxes.

Third Party Shipping/Billing: We charge a $5.00 flat handling fee per drop shipment. Please specify your UPS number under special instructions. We are happy to include your packing list (please e-mail to shipping@theopenhousestore as attach as a .pdf) or create a custom packing list for you for direct drop shipment to your client.

Resale / Wholesale Orders Only: We do not typically charge for or collect local and state sales tax on any of our orders. You must have a signed resale card on file for any orders shipping to Nevada or California destinations.
